Staging: 

My listing package includes various levels of staging. Why? Staged homes have been proven to sit on the market for less time and to sell for more money!

Selling Preparation: 

To ensure that your home sells for top dollar, I ensure to complete a walk through prior to listing your home. During this walk through I will give suggestions that you can complete to increase your home evaluation. As an expert in the market, I have many tips and tricks to share that can be simple and affordable to complete, and most importantly, will help put more money in your pocket from the sale.

Professional Photos:

My professional photographer ensures that your home photos showcase your property in the best possible lighting and angles. With online marketing being buyers first glimpse at your home, these photos are more important than ever to get potential buyers interested in purchasing your property!

Professional Video:

I take it one step further with my listings than most agents and include a professional video with drone footage. This further showcases the home on various marketing platforms and ensures the highest listing exposure possible. Furthermore, it is a great opportunity to let buyers know listing features of your property such as location, home features, neighbourhood and more.

Professional Measurements: 

Every listing I take on will get a professional measurement team to ensure that no square footage is over looked! Furthermore, they will create a floorpan for potential buyers to market your property.

Community Brochures:

I go the extra mile for my listings and ensure to create a brochure that features your neighbourhood; local restaurants & coffee shops, community centres, grocery stores, daycares and so on. Why? Many buyers may be new to the area and are often wondering what this home provides in terms of lifestyle and neighbourhood. This brochure helps potential buyers navigate your neighbourhood and feature all the wonderful things your location has to offer. 

School Brochure: 

With each listing, I create a local school brochure to let potential buyers know which schools are in the catchment for your property and what the positive features are of those schools. Buyers who are not familiar with the area can then feel more comfortable and confident about moving forward with an offer knowing all the great attributes of the local schools.

Open Houses:

I host my own open houses for my listings. I believe it is my job to sell your home and want to ensure that all of the amazing features of your property are mentioned to potential buyers at the open house. When you hire me, you can expect me.

Marketing: 

My marketing strategy ensures that your listing is featured on multiple platforms and is getting the top exposure on the market. Online marketing is extremely important in todays market. With my expertise you can be confident that your listing will get in front of the most amount of potential buyers possible.

Listing Updates:

As your listing agent I am working on your property day in and day out. There are many tasks that are completed behind the scenes to ensure that your property is receiving the most amount of exposure. I ensure that my clients are never left wondering what has been done for their property. Each week they receive a detailed email outline all of the items done for their listing that week, any marketing stats we may have on the property, showing feedback, as well as any new or sold listings in the market. It is important to be constantly analyzing the ever changing market to ensure that your home is positioned for the most opportunities for offers and to receive top dollar for your sale. Consistent communication is a key factor for success and is something I excel at. 

Pricing Your Home

I pride myself in being a very transparent Real Estate Agent. When looking at the price evaluation of your home, I ensure that you get an insiders look as to what the market is doing in your neighbourhood with similar properties to yours. I take my client through the back end of the MLS system and show them what has recently been selling on the market. From there, I do a comparative market analysis, to properly price evaluate your home for the current market conditions. My clients are walked through the entire process of how we have arrived at the current market evaluation for their property so that they can feel confident with their list price. I work on a facts driven basis which further solidifies my clients confidence in my ability to ensure that they are receiving top market value for their sale.

 Furthermore, I discuss with my sellers the various strategies for pricing their property to ensure they get the most exposure on the market and to create the most opportunities for offers. My goal is to work with my clients to choose the best strategy that works for their unique circumstances and desires for their sale. They can feel confident and excited about the selling process as they have a deep understanding for the path we are walking down together.

Most agents do not do this analysis and unfortunately, people are often left with surprise bills upon closing (such as GST charges). I want my clients to know all the costs associated up front (big and small) to ensure that when they choose to go forward with the sale, they have analyzed it from all angles to ensure its the right move for their needs.
